Mixed-use property Gotha

Commercial & residential · Gotha

Multiple uses. Connected technology.

This mixed-use property in Gotha brings together different areas of use with varied requirements for building technology and IT. The project centres on Loxone-based room functions, electrical infrastructure and a structured network. Lighting, sensors, intercom and NFC access interfaces are combined with UniFi networking and fibre-optic links to establish a shared technical foundation.

01

The challenge

Different uses require suitable room functions and infrastructure that connects building automation with IT. Electrical design, connection assignments and network planning therefore need to work together.

The technical scope includes switched and dimmable lighting, presence detection and local controls, as well as door and window contacts. Intercom, NFC Code Touch and audio functions extend the room-level equipment.

Structured LAN and Wi-Fi connections and fibre-optic links are intended to connect the technical areas. Assigning devices and functions to the relevant zones provides the basis for a clear system structure.

02

Technical implementation

Room functions are configured in Loxone Config. Tree and Air components link presence detectors, Touch controls and other sensors with the automation system. Switching, dimming, door and window contact functions were configured and tested in individual areas.

Intercom and NFC Code Touch extend the building’s access interfaces. Audio Server and loudspeakers were assigned to rooms and functionally checked.

The IT infrastructure uses UniFi routers, managed switches and access points. Configured VLANs and Wi-Fi networks structure communication; fibre-optic links connect network components and technical areas. Together they provide the technical foundation for connected room functions and the associated IP devices.
